Licensing a real estate company's data for AI

Quick answer

Yes. Mercor names real estate among its target industries, citing listings, leases and inspection reports, though it publishes no real-estate range. micro1 and Mode take property firms with 30+ staff, publishing $100K–$2M+ and $100K–$5M. Two checks decide the scope: tenants' and buyers' personal data in leases and files, and listing data or photos you license from portals or photographers.

Property firms hold years of structured, repeatable work: every lease, inspection, maintenance job and sale follows a process. That's the "how work gets done" record AI companies want, and it's why Mercor names real estate among the industries it's buying from. See our property firms page for the fit check tailored to real estate.

02The two checks

  • Tenants', buyers' and landlords' personal data. Signed leases, tenancy files, maintenance requests and sales files name people. Remove it, or leave those records out. See UK GDPR.
  • Data you don't own. Listing photos usually belong to the photographer, and portal or listing-service data comes with licence terms. Only your own copy, documents and records are yours to license.

03What a property firm can realistically license

Real estate: usually licensable (Lease templates and standard clauses; Inspection and survey reports, people removed; Property management workflows; Your own listing copy and descriptions) versus check first or leave out (Tenants’ and buyers’ personal data; Listing photos you don’t own; Portal or MLS data under licence terms; Client files covered by agreements).Usually licensableLease templates and standard clausesInspection and survey reports, people removedProperty management workflowsYour own listing copy and descriptionsCheck first, or leave outTenants’ and buyers’ personal dataListing photos you don’t ownPortal or MLS data under licence termsClient files covered by agreements
A starting point for scoping, not a legal test.

04Before you apply

  1. List your systems: property management, CRM, document stores, maintenance tickets.
  2. Separate your own documents from client and tenant files.
  3. Check portal and photographer terms for anything you'd include.
  4. Ask each programme how it de-identifies tenant data.

This isn't legal advice.

06Questions people ask

Can an estate agency or property manager license its data?

Yes, if it has 30+ staff for micro1 or Mode. Mercor names real estate as a target industry but publishes no real-estate listing or range yet.

Can we license our property listings?

Your own descriptions, yes. Photos and data you license from photographers, portals or listing services usually come with terms that bar passing them on.

What about leases?

Lease templates and standard clauses are straightforward. Signed leases name tenants and guarantors, so remove personal data or leave them out.
